Walls & Ceilings
Can the walls on a Veev home be painted?
Yes, our HPS (High Performance Surface) walls may be painted with any typical wall interior wall paint in any sheen option (acrylic-based).
How do I hang things on the walls?
For hanging light art you can use picture hooks with nails anywhere on the wall.
Option 1:
1. Use picture hooks with nails anywhere on the wall.
2. Predrill a hole with a drill bit of equal diameter to the screw shank
3. Push nail + hanger into place. The downward angle will keep it from sliding out.
Option 2: Use a 1” drywall screw. Be sure to predrill a hole with a drill bit of equal diameter to the screw shank.
For Heavier Items (>20 lbs)
1. Find the Stud: Use a standard stud finder to locate the steel studs behind the HPS layer.
2. Secure:
2.1. Fastener Option 1: Use a selfdrilling screw to drive through the HPS layer and the steel stud.
2.2. Fastener Option 2: Use a sheet and predrill a hole with a drill bit through the HPS layer and the steel stud (the diameter should be equal to the size of the screw shank). Use a sheet metal screw to drive through HPS and steel stud (about ½” minimum depth)
2.3. Fastener Option 3: For very heavy items, a toggle bolt anchor may be used.
3. Mount: Ensure a tight connection and hang anything from heavy art to TVs.
Can I expand or add more walls?
Yes. You can build an addition to your Veev home much like you would with any conventional construction project, using traditional methods and materials, including either light gauge steel or wood framing.

The stretch ceiling is a two-part system: a durable PVC membrane paired with a hidden aluminum profile that securely holds it in place.

Why do you use aluminum for windows?
Veev windows offer the ultimate in quality, comfort, durability, and energy efficiency. This is in part because of the premium aluminum used, which ensures long-lasting performance.
Why do you use steel framing instead of wood?
The Veev home is built with the highest-quality materials, designed to stand the test of time. Our homes feature light-gauge steel framing, delivering significantly higher strength, durability, and fire resistance compared to traditional wood framing.
What are the benefits of steel framing?

What are the benefits of your roof design?
The flat roof design maximizes the roof space available for solar energy production for the home, potentially reducing your home energy expenses.
Why are your roofs white?
Our roofing system utilizes Thermoplastic Polyolefin (TPO), which is a single-ply roofing membrane. The color is white for its energy efficiency and reflective properties. The white color helps reflect sunlight and solar radiation, reducing heat absorption and lowering indoor temperatures, especially during hot weather.
Plumbing & Electrical
How do I shut off the water in case of a leak?
To turn off the water supply in an emergency, locate the home’s main water line and water heater shut- off in the utility room. Use the designated valves to stop the water flow to the house or water heater.
Can I add an outlet, switch, or plug?
The Veev walls and ceiling, while standard in commercial settings, are not commonly encountered in single-family home construction. The electrical system in the home can be expanded, but professional installation is recommended.
Can I add lighting?
Lights, fixtures, or hanging elements can be added with the help of professional installers.
Livability & Features
Do your homes have different floor plans?
Currently, we only have one floor plan, our Model E. However, Innovation is at the core of what we do. As we continue to grow our portfolio of floor plans, we’ve heard directly from customers that families value homes that are ready for multigenerational living, so we’re integrating adaptable layouts, separate living spaces, and flexible room configurations to meet those needs. Looking to the future, we’re aiming to release a new floor plan every quarter.
Can I make changes to the floor plan?
No, our goal was to perfect our current floor plan, so we could focus on precision‐building in a controlled environment.
Can I choose my own cabinets?
Not at the moment, but we are working towards offering more options to future homebuyers.
Are your homes energy-efficient?
The Veev home represents a new standard in modern living—engineered for energy efficiency, and thoughtfully appointed for comfort and style.
Do your homes have solar panels? What is their array capacity?
Veev homes are equipped with solar panels and ready to store energy generated in the Tesla Powerwall located in the garage. The array capacity is 7kW.
Why do your homes have individual climate zones?
Our in-wall electric HVAC units provide room-by-room climate control that eliminates the need for ducts and refrigerant lines. This allows you to cool or heat only desired spaces without paying to heat and cool the entire home.
What’s included with the home?
A Veev home comes equipped with Bosch stainless steel all-electric appliance package – refrigerator, electric induction cooktop, dishwasher, built-in electric oven and microwave oven. Plus a beverage center refrigerator (GE).
Custom Building & Expansion
Can you build on my lot?
Not at this time, but we’re actively exploring programs that will let us deliver Veev homes on customer-owned lots shortly.
Can I buy a lot and have you build on it?
While we don’t yet offer a “land + build” option, we’re working toward a solution that would allow buyers to purchase a lot and partner with us for construction soon.
Do you build ADUs (Accessory Dwelling Units)?
We aren’t currently producing ADUs, but expanding into smaller accessory units is on our roadmap, and we hope to introduce this service in the not-too-distant future.
Finance & Insurance
How are your homes appraised?
We are “panelized modular” “Factory Built Housing” – designed and regulated to the same standards as traditional construction. Veev homes are not “manufactured housing”, “mobile homes”, or “HUD homes”, which are not held to the same standards.
Are your homes considered prefab or modular?
Our homes fall under panelized prefabrication rather than traditional “modular” construction. Veev manufactures precision-engineered wall and floor panels—complete with integrated mechanical, electrical, and plumbing systems—in a digital, climate-controlled facility. These panels are then delivered to the site and assembled quickly into a finished structure.
Because we ship flat panels (not fully built room modules), the system offers greater design flexibility and a smaller transportation footprint while still providing all the speed, quality control, and sustainability benefits associated with off-site prefabrication.
Do you provide in-house financing or partner with a lender?

How long does it take to build?
Veev’s panelized approach dramatically accelerates on-site assembly compared to traditional stick-build homes. In most cases:
On-Site Assembly: The closed-panel structural shell can go up in as little as 5–7 days once the foundation is ready.
Full Turn-Key Delivery: From breaking ground through final finishes (HVAC, plumbing, electrical, interiors, and landscaping), most Veev homes reach completion in roughly 30–45 days total.
By contrast, a conventional build of similar scope often takes 6–9 months, so Veev’s system typically shaves off 75% or more of the overall timeline.
Where do you build your homes?
We are in Sonoma County (Santa Rosa and Sonoma), the East Bay (Alameda County and Contra Costa County), and San Jose, and we’re always looking for additional locations to expand throughout the Bay Area.
Is there a warranty on your homes?
Yes, Veev offers a comprehensive warranty program to ensure our homeowners have peace of mind after purchasing a new home. Our Customer Care program is dedicated to providing exceptional service through a team of professionals who are committed to your satisfaction.
We understand that purchasing a home is a significant decision, which is why we actively gather feedback and check in with homeowners to review any warranty and maintenance concerns. Veev’s warranty team will reach out at 30 days, 5 months, and 10 months after closing escrow to ensure your experience is smooth and any concerns are addressed.
Our warranty includes:
1-year limited warranty: Covers workmanship and installation issues on fit and finish components.
2-year warranty: Covers deterioration of untreated wood posts and installed irrigation systems.
